Who Are These People?

Saw this ad in the Messenger this weekend and, although its hard to read, it promotes the new real estate development by Larry Cole near Boyd. The cheapest home listed was for $449,900. This subject has briefly come up on The Blog before, but who are all those people buying all those homes?

More on the development here with a map of the subdivision here.

If you have read the messenger article "these people" are rich Metroplex people who are hoping to get away from city life and commute to their jobs in the city. They are hoping with Boyd being right on 114 people won't think it is too awful of a drive and enjoy a more "rural" lifestyle.

Anonymous said...

They want to live in the country...But I can't wait to see their face when they run in to IGA or Allsups for some milk and bread!

Anonymous said...

Sorry, Barry. Just more of my rich, Republican, DFW friends taking over Wise county.

Anonymous said...

They better get ready to be killed in a horrible, firey, head-on collision with a gravel truck if they expect to drive 114 on their way to and from work every day. I hope there's stop lights and turn lanes at the entrance to the ranchettes/McMansions.

It wouldn't be so bad if they would just leave their big city ways when they leave and not bring it here and ruin our rural lifestyles.

Well, whomever built that pond on the site's home page didn't know what they were doing - there's way too much floating flora on the right bank - they need to dig the banks down deeper to stop this from happening. Otherwise, the little kiddos that go fishing there will only catch a hook full of weeds. I hope they do better on the houses.

If you have a decent job making $120,000/year (lawyer, doctor, successful business owner), good credit, and are able to put 20% down, you can afford a $500,000 home. Kick in your spouses wages and it becomes easier.

FYI: Melinda Reeves makes $85,000 and her teacher husband makes at least $35,000. Decatur's City manager makes $96,000.

What they don't tell these new riche is the white trash right down the road from them. I don't know who I dislike more.

Anonymous said...

White trash? How dare you! Don't suppose there is white trash just north of them?

Momma always said, "Son, when you're gonna buy a big expensive house, don't just let the realtor show it to you when they want to. Drive to your potential new house at the same you might be driving to work or back several times - observe the traffic going the other way - that's what you'll be getting yourself in to. Also, drive all around, at least within a 5 mile radius of your potential new house, so you can see who your neighbors will be - do this especially throughout several weekends, at different times of the day, evening and wee hours so you'll get the BIG picture of who your neighbors might end up being. Check out the po-lice and the fire department as well - see what their response times average. Oh, and drink some tap water, and make sure you're not in a MUD district or some odd type of water/sewer system, so you won't be surprised when your water/sewage bill is $500 a month. Make sure you can get high-speed internet service, too, not just some crappy fly by night stuff, if that's important to you." That's what Momma said.

I recently ran into someone who was moving there from the Southlake area and actually asked me about the schools.......what could I say???? Can you say "home school"? or even drive them to a "private school" in Ft. Worth ~ cause let me tell you the Wise County Schools are definately lacking.

Please tell me these people live on credit up the wazoo. I feel like I make a good living but we struggle on 2 incomes. I know what we paid for our house and I can't believe someone could afford 2 or 3 times our house payment!! Or would even want to. Someone please make me feel better about being middle class.

Spoken like a true Wise Countian. That exact attitude is the reason why I want to move BACK TO the Metroplex.

1:10 I concur wholeheartedly with your assertion that Boyd and white trash are synonymous. I could go on and on about at least one Boyd citizen but I suppose I should take the high road even if I'd rather not.

WHO YOU TALKING ABOUT

atvtrlrdr said...

You are all missing the point. There have been six or seven lots sold to spec builders and six or seven spec homes built. Did you notice the number of homes available? There is not a lot of selling going on......at least not yet.

Maybe when Boyd passes the school bond....this time it will pass.

As to problems at BISD....only with their facilities, because several of their campuses are TEA recognized again.

It is those stupid "Oak Trees" (if you have been around these parts as long as I have you will remember that term) that don't want growth that caused the facilities to get so far behind.

The subdivision will get some metroplex buyers, but watch for proce reductions in the future.

Is John Lanier involved in this in any way?

1:55PM, that's what the real estate bust is all about these days, my friend. Hummer tastes on trailer house budgets.

Y'all do know some of the head-on collisions on 114 are actually suicidal acts, don't ya?

Think Frustrated said...

That's pretty close to the average price of homes in the Chicago suburb in which I work. Actually, we probably have more "Million plus" homes here than anything. it's just nuts.

Anonymous said...

I understand the house prices in other places ... Chicago, San Francisco, and even Austin ... are out of control. I always here the same thing "but salaries are higher there too". Maybe I was raised too simply but a million dollars is way too much for a house.

I live the "HUMMER" lifestyle on the "TRAILER" budget

It works for me!!!

You only live once!!

Anonymous said...

These people are all the retired football players who like big houses with tall pointy roof lines.
(And anyone else who can afford the price tag.)

Houses for sale? No different than a bunch of much cheaper ones for sale in Decatur.

Actually I wouldnt worry too much about Larry. He's been building and developing for a long time. This site is probably ideal for him. He can control the world around him. Boyd residents could end up with the last big smile.

Hey, 3:47 - at least you might be able to haul your trailer to another spot of land yourself, if you ever decide to move since you drive a Hummer. Is it a big Hummer or a little Hummer? Does it have a trailer hitch? If you have a double-wide, you'll have to make two trips, though. Be sure you put plenty of plastic and duct tape on the two halves before you hook 'em and haul 'em, otherwise, you'll be leaving lots of white trash on the roadways.

Oh, and I don't mean to be hateful to the trailer folks - I lived in a MOBILE HOME myself a long while back. It was actually probably better built and more efficient than possibly even the McMansions we've been talking about........I did have some problems with the formaldehyde coated carpets though, and would always run when a tornado was nearby.

Why do country folks stereotype people from urban or suburban areas? And vice versa. We're all pretty much the same. Tons of humble, family-oriented, nature loving people in the cities; and tons of educated, sophisticated, cultured folks living out in the sticks. People without money stereotype people that have it, assuming that people with money didn't have to work darn hard to get there and never were like them, poor as dirt. Many were. And people with money look down on people without money as lazy and life wasters, when in fact some of the happiest people I know live from month to month. Anyway, there's just not that much difference, really.

You sound like a sweet person, 4:32PM. Wanna come throw a few beers back and shoot your shotgun at some road signs with us sometime?

Anonymous said...

4:28 $400,000 will get you a house and a big hummer if you shop where I do honey.

I had a Hummer last nite.

Anonymous said...

I've got a BIG Hummer - want me to show it to you!

Anonymous said...

But seriously, do these folks check out the schools before they buy?

Anonymous said...

Expect a lot of gay couples to move in. They like pretty, manicured neighborhoods, and, for obvious reasons, they don't care if the schools are crappy.

Taking over the County? That might be a good idea, considering the history of corruption we have had out here. The same handful and / or their friends always seem to be running this place, and running it for their own ends. Why dont we get us some new blood in here that knows how to do business instead of all this corrupt good-ol-boy garbage we've had to put up with for years!

Anonymous said...

Hogwash, 9:28. Although I'd never suggest Wise County is free of corruption - that's because no place is. But I've seen plenty, and the "corruption" in Wise County is significantly LOWER than it is in the vast majority of places; mostly because there is no one "clique" that "runs things" around here.

Like the saying goes, it's power that corrupts. And in Wise County, the power, like the population, is spread around.

Most of the folks I've heard complaining about Wise County "corruption" turn out - on closer examination - to be people with inadequate supplies of good sense who have made unreasonable demands for some kind of support or assistance from some local governmental entity, and because their request got turned down they think it's "good ole boy" corruption. Or they're just chronic complainers who are suspicious of every governmental action they see or hear about, and never fully investigate the facts.

So take your complaints about "Wise County corruption' and move someplace else. And good luck with that

The developers are taking over the land in this county, causing more problems for the commissioners court - water, sewer, etc. and we complain when they have strict rules and regulations? And the headaches for the sheriff's department are obvious, but we don't want our taxes raised to pay for more officers, do we?

We can't stop this, but we can have some say over regulation.

And we should.

mzchief said...

The County Commissioners have the ability to get the restrictions and regulations RIGHT and they need to seek the advice of towns like Wyle, Salina, Southlake, Colleyville, The Woodlands and the like to make certain they do get them RIGHT and do NOT budge.
ABSOLUTELY, POSITIVELY NO VARIANCES.

The WORST thing that can happen is what has happened in Lancaster where a handful of know-it-all doofus, good ole boys THOUGHT they could make the rules themselves only to bugger up the whole lot.

Let the little crappy buildings that have already been built remain as "grandfathered" but ALL new construction needs to meet the same CURRENT criteria required by places like Plano, Wylie and The Woodlands otherwise upscale development will leave the near town locations and move further out to leave the town center abandoned like Rockwall and Rowlett.

Wise County has a unique opportunity to apply a master plan to the ENTIRE county at this point. The developers will come REGARDLESS of how stringent the restrictions and regulations. There is no room left in the Messtroplex.

The metal shanty town "business park" constructed on 380 FRONTAGE just east of Bridgeport assures that portion of 380 is FOREVER screwed with regard to upscale development.

County commissioners need to get the SIGNAGE regulations written and done RIGHT and do it NOW. Plano, Austin, The Woodlands have wonderful signage regulations. Dallas and Fort Worth are ATTEMPTING to implement signage restrictions 20 years TOO LATE.

I know Wise County is NOT Wylie or The Woodlands but it will be in 10 years.

Good grief folks, I have seen some idiotic posts on this blog before, but with the exception of a few posts on this topic, I have never seen them so concentrated.

People that can afford these homes do one of three things. They either do not care about the school district because they home school, they send the kiddos to private school, or they realize they were raised in public schools and they turned out allright. Bottom line is if you have money, you have options. Well-to-do people do more to educate their children at home anyway, despite where the kids attend school.

Where is it written that facilities make you smart? Does it make sense for a school district like Boyd to pass a bond for 20+ million just to keep up with every other district that has done so, only to pass that payment on to the young people who remain in that community as adults. Make due with what you have, spend the money on things that are directly education related, and come up with a more reasonable bond amount for a school with around 340 kids. I know the "growth is coming" arguement, but 15 years ago the enrollment at Boyd was slightly over 300. I can see justification for a new bond around 10 million, not 24 million.

Last but not least, white trash exists everywhere. It exists in major cites, it exists in more bucolic municipalities, and you do not have to live in a trailer to be trash. I have met some really good folks in Wise Co., and I have met some trash as well. The same can be said in every place I have traveled in the country. It may be fun to poke fun at Newark or Boyd or Wise Co., but I think most folks who do so for their own gratification. They want to give justification for the decisions they made in life, because they are not confident in who they are, so they need to compensate for their lack of self-esteem.

2:59 Thank you for spelling it out! But I disagee about the Boyd school bond....this is not 15 years ago....we are looking a housing developments going in throught out the district. We are new to the district and we feel our children are receiving a good education and we are one of those families who supplement education at home. However, Boyd ISD needs new facilities that include things such a exceptable science labs and a high school that does not include portable buildings. For those of you who may be planning on voting down the bond call Mr. Stone and let him share with you the needs of the district.

Maybe we can learn something from these "rich folks"....put children first, plan ahead and build it and they will come! For those of you who are resting under your "oak trees" you moved to Wise Co. or stayed in Wise Co. for some of the same reasons they are coming. I'm sure you could not find one of those people who have an agenda to dig up your oak tree....however, they may be looking to you to make the changes and when you dont'...you WILL be left to RIP under your oak trees while THEY make the changes!

The Devil said...

9:41...I do not disagree that Boyd needs a new high school, they just do not need one for 24mil. In my last post I stated somewhere around 10 mil. would suffice, and give you the science/computer labs needed. In the future, if Boyd really begins to see the growth that has been projected for the last 25 years, simply pass another modest bond to update at that time.

I need a new car, but I am not going out to buy a Porsche Cayenne Turbo for 93k just because I can. I can get by just fine with a reasonably priced car or suv.

Anonymous said...

the devil...I believe you may not have enough information on the bond. It touches ALL campus (elem., inter., middle and high school and ag facilites). The school board and Mr. Stone has come up with a bond that looks more like a SUV that an average family in Wise Co. drives not a Porsche Cayenne Turbo for 93k. I know a small sedan would not meet the needs of of my family!!! If you have not already spoke with Mr. Stone or a member of the board.....please do so! I am just an average SUV driving working mother of three and he has taken the time to speak to me about the bond.

What do you drive Devil?

The Devil said...

I grew up with some of the board members, and know all of them. I have to admit the bond package is much better than the last, but it is still too high. I realize it adds 4 elementary classes and new ag facilites, which are needed, I just think you could do all of this in a more modest fashion for 10 to 14 million.

Ask yourself if you want this bond just because your a good mother who just wants her kids to have a nice school to attend and this bias will make you accept a bad proposal. This bond is not far from what Decatur had a few years ago and they have far more students.

I understand he has taken the time to sell you, I mean speak to you about the bond. I would too if it were my job!

I drive several vehicles, a 96 Ford 4 cylinder gas mileage car to and from work . I also own a mid-size 2006 SUV, 98 work truck, and SLK 230 Kompressor.

Anonymous said...

devil...we are making progress you are up to 14 million! Ditto...I know all the board members as well and I went to school with many of them...I'm not sure what that has to do with it. However, I do trust in their judgement. They seem like a board that would of welcomed your input during the planning stages.

As for Mr. Stone...I am a self informed voted. I went looking for the information I needed to cast my vote. I also have spoke with those of you who voted against the past proposals. I was not SOLD...I made a choice.

As an involved mother, a NEW member of communtiy, a tax paper and a past a graduate of this rural ISD I can tell you I don't cast my vote FOR because my children need a shiny new school. I cast my vote because I want my children to have a good education in small town. 20 + years ago, I had 40 + graduates in my class. That is not what the graduating classes look like today. The only thing I see that has changed at Boyd since I have been gone is a new Elementary school (that the children graduating now attended and needed at the time), at least 7 plus portable buildings, and the TAKS. I realize you see it as a big price tag but I guess we just see things differently.

You have made a list of things you make great decisions about...here are a few of mine:

Boy-10 years old
Boy-7 years old
Girl-5 years old

Vote FOR Boyd ISD School Bond.
